Ownership at Ocean Cove

Holiday home ownership is about so much more than simply owning a second home – it is a way of life that we want you to enjoy every time you come to stay. We will work with you to find the perfect home from home. Of course, you will have some questions about the buying process, costs, fees and facilities available.

What facilities are on site for private owners?

Within the reception complex we have a 15m indoor heated swimming pool, sauna, steam room and gym. Private owners can use these facilities 7 days a week between 9.30am-5pm. * Note: Coronavirus restrictions in place. Please enquire for up-to-date information*.

We also have a laundrette on site. Private owners have 24hour key access to the coin operated washing and drying machines.

What additional costs do private owners have to pay?

Gas & Electric which is metered and billed quarterly.

Leisure home insurance. This must be done through a specialist holiday home insurer.

Can I live on site permanently?

No. Ocean Cove is not a residential site. However, we are open 12 months a year for holiday use. Lodge owners must have a permanent residence elsewhere. We request proof of home address on a regular basis.

Can I sublet my holiday home?

No, we do not allow subletting at Ocean Cove. However, family and friends are welcome.

Do I need to pay a deposit when buying my holiday home?

Yes, we will require a 10% deposit before a holiday home can be taken off the market. The full balance must be paid to Ocean Cove at least one working day before completion can take place.

What does the annual pitch fees include?

Use of the pitch that your holiday home is situated on, local authority rates, water & sewerage, grass cutting, pitch maintenance, street lighting, refuse collection, road maintenance, underground services & gated entrance. Pitch fees run from 1st March each year. We review the pitch fee cost every November for the following year. Please contact us directly for the current annual pitch fee.

How soon can I complete when purchasing my holiday home?

Most sales complete within a month of the deposit being paid. However, this is something that must be discussed and agreed with the current owner.

Will I own the land around/under my holiday home?

No, you will own the holiday home itself but not the land. Private owners have a licence to occupy for a set number of years.

Can I extend my lodge licence?

No, this is not a facility we offer to holiday home owners. However, at the end of a licence term and you wish to upgrade to a new holiday home, we would then offer a new licence term.
